Proposed Amended Board Meeting Minutes
June 18, 2026
Call to Order
The meeting was called to order at 5:47 PM.
Board Members Present
Natasha Hulme, Catherine Wester, Joyce Shepherd, and Gene Terry.
Unit Owners Present
A2, B2, B5, D2, D4, D5, D7, D8, E6, E10, G2, and G7.
Approval of Agenda
A motion was made to approve the agenda. The motion was unanimously approved.
Approval of May Minutes
The May minutes were presented for approval as amended. A motion was made to approve the amended May minutes. The motion was unanimously approved.
Treasurer’s Report
The Treasurer presented the financial report:
- Operating Funds: $59,701.18
- Reserve Funds: $106,894.79
- Total Funds: $166,595.97
- Total arrears reported: $17,907
A motion was made to approve the Treasurer’s Report. The motion was unanimously approved.
Old Business
Landscaping
The Board discussed follow-up regarding cleanup following landscaping services.
Concrete Work
The Board discussed coordination of concrete work with landscaping services.
Stucco
Homeowners were reminded to report stucco concerns through the Onyx portal.
Parking
The Board discussed reporting and addressing parking violations in accordance with Association procedures.
Tree Maintenance
The Board discussed maintenance of low-hanging tree branches.
Trash
The Board discussed establishing regularly scheduled reminders regarding trash procedures.
Plumbing
The Board discussed scheduling plumbing work to assess and service common and individual plumbing components as appropriate. Individual-unit responsibilities will be handled in accordance with the governing documents.
New Business
Onyx Portal
The Board discussed the updated two-factor authentication requirements for the Onyx portal.
Insurance Documentation
The Board discussed the Association’s insurance requirements and the collection of homeowners’ insurance certificates through the Onyx portal. Homeowners were reminded that condominium and townhouse insurance policies may differ.
Open Floor
A homeowner requested that Association meetings be made available by telephone or Zoom. The Board discussed surveying homeowners regarding interest in hybrid meeting options and considering appropriate changes to meeting procedures.
A homeowner raised a concern regarding recurring motorcycle noise in the area. The matter was discussed.

The next meeting is scheduled for July 15, 2026.
