A new homeowner asked if there was a preferred Window vender.
Response: After discussion with other homeowners, they were asked to drop off their vendor info in the mailbox of A1. Natasha also stated, a list from homeowners will be forthcoming.
Old Business
● Flooding storm water is from Cresheim. About 5 inches in Mermaid lot affecting D1-4, E12, E10-11. Will monitor. These units can park in empty visitor spots on A row during a storm.
● Landscaping: Bushes have been pruned.
● Lighting: All homeowners are required to have working exterior lighting while the lighting is out behind the E & F row. C&H row flood lights are also out. The electrician is scheduling repairs.
● Note to new homeowners re fireplaces. Fireplace usage is prohibited if a unit does not submit certification from a licensed contractor. Please submit documentation to Onyx.
● Occupancy: There are 2 vacant houses (F4 & F8). F4 is in probate, F8 sale pending. Please keep an eye out for any activity (squatters).
● Plumbing: No changes.
● Fences: still waiting to replace 32 units.
● Concrete: the contractor is dragging his feet. When they finalize a start date, we will use a Groupon for their services.
● Gutters- To have all the gutters cleaned, the cost is between $27 to $45. Will have gutters cleaned in October.
● Community safety: Do not leave anything in your cars. If you are arriving late, suggest you text a neighbor to observe you entering your home. There is also an increase of ion litter on Mermaid lane. Call 311 for cleanup.
● The white Taurus is still on Crittenden (despite being reported. We are asking for homeowners to report this to 311. Details: Ford white Taurus tag, PZB8940. Rats have been seen climbing into the vehicle.
● Dryer Vents: The board will give priority approval for any unit that wants to have a licensed contractor via the ARC tool in onyx. The approval will be for the dryer socket to be placed beside the kitchen window. This is not a requirement .
● but a suggestion.
New Business
● Trash Pickup: We are unsure of the reason for the Saturday Pickup. If they fail to pick up, you can call the office till 8PM. or 311 in the app.
● Extermination: Janitor will bait the poison stations appropriately.
● Reminder: No edible plants on the ground floor (in or out of the patio). Plants can be on your deck.
Open Floor
● The HOA is responsible for handrails, steps and pathways. . The requirement is to place rails on 4 steps. For safety, we will consider installation on those less than 4 steps. For 2 step handrail requests, fill out an Arc form in Onyx. No homeowner can install railings on the property.
● A homeowner stated that there are 2 new homeowners that are not going by the rules. Response: The HOA has no contract with renters. If the recorded tenant is not abiding by the rules, the homeowner must let their tenants know about all violations. Currently the fine process is $50 for the first 3 offenses, then $150 per offense. If no change noted, our by-laws state we can raise the fines even more. All renters submit a form stating they read the rules and regulations.
● A homeowner asked about removing a bush in front of the dining room window. Response: If you want to remove a bush in front of the dining room window, you are responsible for the expense. The living room window bushes are in the common area.
● A homeowner asked if they could replace the light outside of the kitchen door with a floodlight?
Response: Yes. Care should be made with the stucco. Caulk around all openings to avoid water getting into the stucco wall.
