Treasures Report
- Operating Account: $59,710.71
- Reserve Account: $111,030.32
- Reserve funding remains healthy and within CPA recommendations.
- Monthly reserve contribution continues to strengthen the Association’s ability to fund future roof replacements and capital improvements.
- Current homeowner delinquency stands at approximately $18,456, with collection efforts continuing.

Greetings. We have made a plan to have a Hybrid Meeting if the weather causes a safety risk.
Old Business
Phone Tree is working well
- Flooding in Mermaid Lot : Will continue to monitor. At this time, it occasionally floods due to heavy rain. We cannot justify a $3000 exploration bill. Water seems to come from Wyndmoor over powering the storm drains. Will consider contacting their streets department regarding their sewer drains. Suggestion: When the National Weather Service has an alert for heavy rain, move cars onto the A&B row visitors spots. For Mermaid lane flooding, will call 311 for sewers to be cleaned.
- White car still remains on Crittenden street. Please help to have it removed by reporting it to 311. Due to the reappearance of rats, it has the potential to become their home.
- Landscaping: Reminder: A lot of neighbors chose to keep the flower boxes in front of the gates and under widows.
Bushes under 3 feet and above mentioned gardens will not be serviced by landscapers. It is the homeowners responsibility. The
janitor will be asked if he will trim the low bushes and plants.
If you inherited a flower box, you must care for it.
Shrubs & Bushes will be trimmed 2x/year. This year G row had an extra hard pruning.
A homeowner asked about the care of brush over common sidewalks (G&F row on the parking lot side). Rain has caused everything to be
overgrown.
Reply: A service order will be generated to trim all bushes.
Re F4, homeowner inquired about the bushes that need to be trimmed around this unit.
Reply: The unit is in probate. We are awaiting info from the family. Consent needed to cut their bushes. Homeowners are asked to observe
Unit and note if anyone moves in (Squatter). Call with any findings.
Common area bushes to be cut: D6&7, G5, D2(removal). The board will do a safety walkthrough re bushes.
- Unit Exterior appearance: Onyx will do a walkthrough soon to observe our exterior. To prepare, homeowners should review the outside of their homes. If you installed or inherited loose cables or wires. Ensure they are secure. Caulk around all screws. Exterior lighting must be in working order. Patio and roof decks must be kept, trash organized. If you have construction materials in your yard, it must be stored properly. Review all stucco on deck for cracks and repair. Failure to repair can damage the wall(causing a floating wall).
A homeowner stated she had a stucco crack above her living room window.
Response: This will be prepared.
Note: When windows are replaced, there is a chance the common area stucco can be damaged. The contractors insurance may be responsible to pay for the damage.
A homeowner reported
The wall around the chimney had water coming into the home
Response: Homeowner to place the details in the Onyx portal.
A homeowner asked about powerwashing the stucco.
Response: It is not advised to powerwash stucco.
Natasha assured homeowners that we will address your issues.
- Plumbing: Last month we figured out that every unit has the ability to have an emergency shut-off valve. We tried to co-ordinate having valves installed. We will issue a survey regarding what is in your units,
- Painting of Stucco: We will begin to paint. However as previously reported, the worst units were identified during the walkthrough in the spring. Note: We are trying to get all the work done for our community.
- Trash (Recycling): Clear bags can be used for recycling. We are asking that they be used during any threats of “Windy” weather. This will decrease the amount of community trash. The bags can be purchased at Killians Hardware at the top of the hill and Lowes.
- Cement: Sidewalks to be repaired have been submitted. The name of the company is Get Lifted.It will start within a month. A special assessment will be given to units that have the most severe path repairs. They have also provided discounts. The board will discuss this in the next 2 weeks. There will also be a newsletter re repair completion date. Homeowners can privately have their walks repaired. However, the repair must match the current color.
- Fences: We will talk to the janitor re-installation. The new products available have scalloped tops. Will consider new panels.
- Reminder: Onyx has a new 2 factor authentication for their site.

- Gentleman in Mermaid lot in a white Honda Sedan with others checking car doors in the lot.
- Dog Poop: people walking dogs in back of H row.
- To repel the deers walking in our lots, sprinkles can be purchased.
- Human Poop noted in front of D1 with wipes.
- 2027 Tax Assessment: our taxes went up
