Treasures Report
Operating: $59,701.18
Reserves: $106,894.79
Total: $166,595.97
Notes: The total for delinquent fees is $17,907. The oldest amount owed is over 91 days past due.
There are concerns regarding delinquencies. These collections will now require legal fees to be paid by the homeowner. We are currently looking for new council to have a fresh approach for the collection process. We learned that everything is accountable and important.
A homeowner asked what kind of lawyer? Response: A real estate lawyer who is also familiar with Condo collections.

Old Business
Landscaping: Homeowner stated landscapers are blowing leaves instead of picking them up.
Natasha explained that per the contract, leaves are collected 2 times a year. She further stated that the leaves blown on the grass are really
Brown clumps of leaves and moss. Natasha will ask the day porter to pick them up . A request will also be presented to the landscapers to remove
the grass clippings instead of using a leaf blower.
Concrete: Natasha states she is hesitant to start concrete work until she has a talk with landscapers about their practices when cutting grass in the common area
ย walkways between E&F.
Stucco: Homeowners are asked again to review the Common area Stucco for cracks. Report all findings in the Onyx portal.
Parking: It feels like we are in a good place. If violations are found, please report them. Once confirmed, letters and fines can be sent out.
Tree Branches: A homeowner asked about the need to address low hanging tree branches. Natasha states she has a limb cutting pole and will address this issue.
Trash: It seems that the message regarding trash has caused better adherence, However, Deer have been seen searching patios for food.
Plumbing: A problem noted on E&C rows. A gurgling noise noted in the outside pipes. Plumbers are asking $3500 to investigate.
Homeowners also stated they hear gurgling in their houses. Natasha states that gurgling in the home represents a problem. This must be assessed by a plumber at the homeowners expense. The cause may be the Curb trap. Common vs limited elements: The Curb Trap (found outside the parking lot door) is a device that releases gases coming from your sewer line. If the trap becomes blocked, the homeowner is responsible for the repair. If the HOA repairs the trap as needed, the homeowner must repay the HOA.

Onyx Portal now requires a new 2 factor ID to access the site. If you are not receiving the text messages, check the Spam box on your phone.
Between 2020 and 2024, Congress passed a bill regarding HOA boards. All boards must be compliant with federal accountability requirements. Board members were required to submit documents. Our insurer has requested that all units have homeowners insurance. Therefore, by August 2026, all documents are to be sent to Onyx (Certificate of Insurance) via the portal. Note: There is a difference between Condo and Townhouse insurance policies.
Open Floor:
A homeowner requests meetings be available by phone or Zoom.
Response: A survey regarding meeting attendance if it were hybrid will be distributed. We will alter our policies to adapt the need for alternative meeting attendance.

Jules: Complaints by homeowners regarding the motorcycle noise each night at closing. It was suggested that we should call 311 to request police to monitor closing each night.
