Presidents Opening Statement
Thanks to those who attended the walkthrough. It was a wake up call. Frustration due to appearances of stucco stains and cement cracks causing a non-appealing look. Natasha stated that she is criticized for good and bad jobs (completed in the community).
She also stated she receives text messages from those thumbing their noses at the rules. Note: All rules are written. We review any grey areas. For example:
Deeded spot free while using a visitors spot. Though this rule was reviewed, there are those who take/took advantage of this infraction. Those who attend the meetings know of the discussions regarding the need for this rule.
Old Business
Trash: On windy days, homeowners are asked to place their recycling in clear plastic bags before placing them in the bins. This will reduce the amount of blown recyclables in our lots. Boxes must be broken up. You are also asked not to place food in the trashcans until trashday. Rats have been seen again in C row. This is why the rules state a lid must be placed on all trashcans. If you do not have enough trashcans , all trash (without garbage)must be placed in “black” trashbags (you cannot use white trashbags). After discussion at the meeting, the suggestion is to freeze discarded food until trash day. A failure to comply with the trashcan tops requirement will lead to fines when reported. Note: Visitors have been noted leaving their car trash on the curbs in the parking lot.
Community Complaints
- People park too close to the driveway entrance’s impending view when leaving lots.
- Increase in fast driven cars turning onto Crittenden from Cresheim Rd.
Updates:
The city denied all traffic slowing measures Natasha petitioned last year.
Concrete completed on Crittenden and Mermaid, squares between E&F row. Cost $5698 without the cost of repairs to Cresheim Driveway.
There are currently 6-7 old roofs still needing replacement.
Water Shutoff valves: D3 has the turn off valve for D row. E9 turnoff valve to be verified.
Note: It is believed that all units have these valves. They can be walled up. If you find “skinny pipes” in the wall, this is the valve.
During the meeting, a review of the concrete proposal revealed a failure to include all polyfoam lifts, concrete square replacements and repairs. The new
cost will be $11,647.20.
A motion to approve the new total of $11,647.20 to complete all polyfoam lifts, concrete square replacements and repairs.
The motion was unanimously approved.
A homeowner asked how we could afford this without an assessment? Natasha stated we saved $20,000 having the city collect our trash,consistent payment of condo fees (currently there are only 4 outliers).
