Call to Order: 5:46 PM

Attendance

  • Board Members Present: Natasha Hulme, Catherine Wester, Sheera Maitland, Joyce Shepherd, Gene Terry
  • Unit Attendees: A2, B1, G6, D6, G2, F5, G7

Key Proceedings & Actions

  • Agenda & Minutes: The meeting agenda and the March minutes (with corrections) were unanimously approved.
  • Treasurer’s Report: Financial balances were reported as: Operating ($61,318), Reserves ($141,703), Total ($203,021). The Treasurer’s Report was unanimously approved.
  • Old Business:
    • Crittenden Street Cars: Homeowners are advised to continue reporting abandoned or concerning vehicles to 911.
    • Landscaping: A walkthrough with Gras was completed. The HOA maintains responsibility for HOA-planted bushes over 3 feet.
    • Trash/Recycling: Bins must be clearly labeled with unit numbers to address wind-blown litter.
    • Fence Painting: Scheduled for completion by the end of summer.
    • Trees & Shrubs: Alternative solutions to annual tree cutting are being evaluated due to cost and rapid regrowth.
    • By-Law Amendments: Voting on updates regarding capital expense limits and annual audit costs is tabled until the fall Town Hall meeting.
    • Roof Replacements: Following an executive session, the board approved contractor-recommended roof replacements for B & H rows totaling $43,307, to be funded from reserves upon receipt of the invoice.
  • New Business:
    • Fiscal Report: The full FY report was reviewed and unanimously approved. The board noted a $20,000 unrecovered loss on past-due condo fees from the sale of unit E8.
    • Sidewalk Repairs: A motion for sidewalk repairs totaling $15,146.80 was tabled to determine a project timeline; notices regarding private homeowner walkway repairs will be sent out by Natasha.
    • Gras Landscaping Proposals: Proposals totaling $6,418.57—including G row bush trimming, Cresheim planter removal ($250), boxwood replacement with Liriope ($684.93), and the installation of 80 ornamental grasses along Cresheim Valley Drive ($5,483.64)—were approved by a board vote (3 in favor, 2 abstentions).
    • Water Shut-off Valves: Notices for emergency water shut-off installations will be distributed, with emergency work scheduled for April 21 and a personal installation deadline of April 17 at 5:00 PM.
