April 15, 0226 HOA Meeting
Meeting called to order at 0546
Board Attendees: Natasha Hulme, Catherine Webster, Sheera Maitland, Joyce Shepherd, Gene Terry
Unit Attendees: A2, B1, G6, D6, G2, F5, G7(Under 20 units. The vote for By-Law amended to be rescheduled)

Old Business
- Cars on Crittenden Street: Again, it is suggested that anyone concerned call 911 and report these cars. The more reports they receive, the quicker the results.
- Landscaping in Common areas: A walkthrough with Gras completed. A complication found regarding bushes planted by HOA. Bushes over 3 feet are the responsibility of the HOA. These bushes were previously planted by the HOA board.
- Increase in trash and litter on windy days from Recycling bins: Please ensure all trash cans and bins have the unit numbers on them.
- Fence Painting: This will be completed by summer’s end.
- Birds: A homeowner stated that the birds have been displaced by shrub removal.
- Trees: Tree cutting every year is expensive and the trees grow back quickly. Another solution will be considered.
- By-law amendments: The vote will not be held until the town Town Hall meeting in the fall. We will vote to update the By-laws regarding the Capital expense limits and Annual audit costs.
- Roof replacements: The board voted in Executive session to approve units to be repaired. The repairs for B&H rows will cost $43,307. The payment will be taken out of the Reserve account after the invoice has been received. Note: The roofs to be replaced were inspected by a roofer. The roofs with the most complaints were the focus and a review of the old records that were found. Note: none of the roofs were under 20 years old. H2, E8, H5, H1, B4, B2, B1, B6, E5, B5
New Business
- Annual Budget: The QR code on the agenda will have the full budget details. The budget was discussed with meeting attendees. As discussed previoulsy, some collection attempts were unsuccessful. The HOA received only 6 months of past due Condo fees from sale of unit E8 (20,000 dollar loss). Note: At this time, unoccupied rental units (H2,F8,C5) condo fees are being paid).
Motion proposed to approve the budget.
The motion was unanimously approved.
- Sidewalks: A motion to approve sidewalk repairs $15,146.80 (Poly under the lifts, replacement of squares and correction of cracks). Homeowner repairs needed (front and back door walkways), will be sent out by Natasha. The vote will be tabled at this time to allow a date to be determined.
- Gras Report: G row front door bushes and overgrowth will be cut down.
The planter and railroad tires in Cresheim lot will be removed and replaced with a mulch bed. The cost is $250.
A Homeowner asked that grass be planted in front of A row parking spots? Repair to be considered with Gras.
Pruning of bushes on Cresheim (4 Boxwood on the side of D8 are a tripping hazard). They will be replaced with Liriope. Costs $684.93.
Installation of 80 ornamental grass plants along Chresheim Valley Drive. This will cut down on the blown trash and noise to our property. A
Board Member questioned where the start of our property line was. Cost is $5483.64.
Motion proposed to approve payment to Gras.

- Notice for the Emergency Water Shutoff valve installations will be given out this weekend. The emergency shut-off is scheduled for Tuesday 4/21. The deadline for personal shutoff installation is Friday 4/17 at 5PM. D-row emergency shot-off to be installed outside of D3.
- The next meeting will be Thursday 5/21/2026.
