Old Business:

Fence Repair and Painting:  Prices for 2 panels /unit: Stain and installation $127/unit

                                              Pallets to store panels are $76

Trash Pickup:  Although they are coming at different times (as late as 950PM), they are consistently 

                        picking the trash up. 

Storm Damage and drain survey:   Awaiting  the bill for survey,  no flooding with the recent storms.

 

Rental Unit Documentation Requirements: This requirement has always been in our by-laws. This information aids our community :

                                                                     Noting trespassers/ squatters  on the property,  parking violators, loss of mail, breeds of pets 

                                                                     and confirmation that renters are aware of the rules and regulations.

                                                                     The City of Philadelphia has its own documentation requirements.  As a renter, you  

                                                                     are considered a Business owner.  

Landscaping complaints: The Landscapers trimmed/butchered the bushes. Will discuss a hard pruning of the bushes in the fall 

                                         [date and time TBD]. There were complaints regarding the inability to communicate with the landscapers.

                                         Natasha reminded us that a foreman is always on site.  She will discuss this problem  with Gras. Note:  if a  homeowner inherits plants 

                                         below the dining room window and  you cannot care for them,  you must dig them up.  The landscapers will not prune  your bushes for         

                                        fear of harming the plants.  A diagram of the Landscapers and homeowners responsibilities will be provided via a QR code .

                                         Homeowners asked about the schedule of our landscaping.  Natasha stated there are 26 visits /season (April-October).  There is also 

                                        a spring cleaning.  A schedule will be requested from Gras re their visits to allow homeowners the opportunity to cover shrubs.  

 

New Business

Maintenance and Improvement:  The  allowance for repairs to the main sidewalk on Crittenden Street (under the tree), is $3000.  The repair will be 

                                                     Completed with a new poly mixture of cement with stone to be used.  This product will not allow the roots to break through.

Preliminary exterior color and pattern selections for limited common elements:  A vote was conducted regarding the need for a pallet (9 yes/2 no).  A pallet will be 

                                                     developed from colors that are  currently used here (to avoid anyone from going off the rail).  The exterior areas to utilize the pallet 

                                                     are the deck walls, doors,  windows and railings.  The pallet will be presented at the September meeting.

 

Uptick in parking violations:  Parking Placards are on backorder.  They will be used to ID cars on the lot. Reminder: Homeowners are allotted 1 visitor spot to be 

                                              used at one time.  More than 1 visitor must park on the street.  Rental units are not allowed use of the visitor spots.  Note: 

                                              homeowners are not allowed to rent /lease common elements (visitor spots). A   suggestion from a home owner to use  QR code 

                                            to register visitor spot parking. Natasha will explore this.  

                                            Homeowners complained of feeling “targeted” regarding the parking fines.  Complaints were also stated that the board is biased. The 

                                            board explained that the violations are reported by other  homeowners. They also provide pictures of the violations that

                                            are timestamped and will not be released to the public.  Such a  release can cause neighbors to harass each other or board members.

                                            Notices will be issued regarding unfinished doors, broken fixtures.
