HOA Meeting 4/17/2025

Treasurer’s Report

- Reserves: $131,593.36

Correction for March notes: The HOA is responsible for treating Wasp/Bee nests. Put all requests for services through the Onyx Portal.
Old Business
Storm Damage Totals: We had 2-3 years without any major storms. Due to the recent storms with strong winds , 6 pitched roofs and Barges (center piece on roof on top of the firewall) had to be repaired. The cost was $31,725 from our reserves. Reserves are for rainy days and improvements. We will now proceed with the concrete repairs. An assessment will be completed by 4/22/25 for each unit. Homeowners will pay $300 for each replaced square and $75 for each joint/chips repaired. The repairs will be completed between the hours of 8AM to 5PM. Start date to be announced. THe billing will be noted with the June Condo Fee. Reminder: as per the bylaws, Homeowners are responsible for all concrete squares from the doors to the common walkways.
Homeowner asked why didn’t our insurance pay for the repairs? Natasha explained that the insurance will cover : Roofs blown off, cars crashing into a home, trees falling on homes and fires.
New business”
Pulse taken regarding replacement of the cement squares behind G row. The cost is $20,000. Instead of concrete, a new low maintenance walkway can be installed. Question posed to the 3 G row residents in attendance. No decision reached at this time.
Homeowner complained that a bush had grown into her lamp. Natasha will discuss trimming the bush with the landscapers.
Due to the recent roof repairs, Stucco painting will be put on hold. A homeowner asked if she could pay for the painting of her Stucco? Natasha explained that it is a legal note stating that homeowners cannot pay for common area repairs.
FYI: When selling your home, buyers will want to see that contractor repairs were completed with the proper city permits.

The Updated Rules and Regulations were given out.
Homeowners agreed to have a Yard Sale in May. Date to be announced.
Open Floor
Homeowner stated she had a leak in her bathroom light. The leak was coming from the roof.
Homeowner stated there was a leak in the utility closet. This was also a roof leak. Natasha also reminded everyone of the U pipe (behind the A/C unit ) in utility rooms can have condensation due to a clogged duct. The runoff will leak into the bathroom below.
A Beer Distributor to open across the street . We were not able to object due to our distance from the business.
The next meeting will be Thursday May 15th.
