HOA Meeting for the Cobblestones of Chestnut HIll 1/15/2025

Meeting called to order at 0545

 

President’s Opening Statement:  THe H2 occupant had words with her  blaming her causing  labeling him  a squatter.  He blames her for the van with the  label of squatter that was parked in front of the unit (courtesy of the new owner). .  This gentleman is receiving incorrect information.  Prior to the unit being sold, he was considered a tenant of the previous owner.  He does not have a lease with the  new owner  and  is now a squatter.

Treasurer’s Report

Operating Income: $22,749

Reserves: $ 141,494

Total:  $164,242.96

Arrears: $31,841 (Reflects Association  fees from  Unit E8, awaiting postponed Sheriff’s sale)

Old Business

  • Traffic Mirrors:  Mermaid mirror hung.  The Cresheim lot mirror awaiting bracket.
  • FINCEN filing:  this process is completed
  • Fences and Sidewalk:  The contractor talks will resume in the Spring for sidewalk repairs.  The first areas to be repaired will be in front of the G row and the living room side of the E row. Alex continues to stain the fences.  He will also replace fences with the help of an assistant.  
  • A owner reported the crumbling of the recently replaced Mermaid sidewalk.  Board response: The sidewalk is 2 years old.  The board will review the area.  Also, the excess  salt left after the last storm will be reported to Zac.
  • Crittenden Street Revamp (yellow lines, parking on both sides of street, speed bumps) will be addressed in 2025,

 

New Business

Rule and Regulations Amendments were discussed and voted on:

New: Front page:  For the fourth and subsequent violations, fines will increase to $150 per week 

C1-Storage

   New 3:  Recycled materials (glass,cans,paper and plastics labeled 1,2 and 5), must be washed our and neatly stored in a recycle labeled bin.  Do not put recyclables in plastic bags.  More information :
