HOA Meeting October 16, 2025

Meeting called to order at 5:47PM

President’s opening statement : As per the last meeting, parking will be discussed.  The owners requesting this conversation were not in attendance.  The most recent parking changes are noted in the newly updated Rules and Regulations for 2025.   Regarding the parking audit, a link to the audit document can be found in the Rules and Regulations. Please update all changes. Attendees had no further questions re parking.

Treasurers Report

Operating :$ 65,241.50

Reserves: $126,824.38

Total: $192,065.88

Collections:  $36,435.95 ($20.000 is the remainder of E8’s condo fees. Natasha has sought legal counsel to receive more than the 10% allotted  to HOA’s by the courts.  There are 4 out of 64 units that are in arrears over $1000.00.

Old Business 

Update regarding maintenance improvements for the tree on Crittenden lot: The purposed job with the cement to prevent roots from growing, increased the expense to $7000. 

A motion to approve the amended cost. 

The board unanimously agreed to decline the offer.  Use of the yellow hazard spray will continue.  This provides protection should we be called into court.

 

Water Shut-off:  On Friday 10/17, the water will be shut off from 10AM – 1130AM.  Several homeowners will have preventative work involving emergency shut-off                           valves.   Our  plumber will also inspect the ground’s emergency valves.

Tree trimming has been completed   on Mermaid Lane, Crittenden, the back of C&H rows.  The Willow tree in back of G row was assessed.  It is healthy and now has a cable to stabilize due to size. Several bushes were  pruned by Gras.  Natasha will discuss the fall hard pruning with Gras.  The stumps from previously removed trees will be removed within 2 weeks.

 

The sidewalk project is complete.  Natasha is not satisfied with the results.  The cement has a white appearance ( unlike the original coloring).  She will talk with the current contractors to correct the color.  The HOA will look for another contractor to complete the project.  Information will be forthcoming.

 

FYI:  Homeowners are asked to complete an annual stucco inspection of their  units.  Check the stucco for cracks in the following areas: all  walls and  areas below the gutters.  If cracks are noted, put the findings(from the common areas) into the Onxy portal for repairs.  Note:  if you find puddles on your deck after rain, know that the water can leak behind the stucco wall.

 

Landscaping: Shrubs in the common area: If homeowners do not want shrubs outside their residence, they must then dig them  up and replant  grass.  If shrubs are in the common area, landscaping will avoid the area.  They will not trim around them.

Snow Removal:  Gras has been asked to use a compound with less salt.  They have agreed.

 

Seasonal Newsletter:  A community letter will be coming starting with Autumn/Winter.  They will be delivered to all units.

 

Communications:  A reminder: We must be able to reach homeowners in case of an emergency.  We will contact you by phone /email.  

 

Note:  Fresh Pumpkins cannot be used as outside decorations unless they have been treated (ex. shallacking ).  If untreated pumpkins are noted, they will be removed by the janitor.  The purpose again is to avoid attracting vermin.

 

Open Floor

  • A homeowner questioned the process of new owners receiving our Rules/Regulations.

The R&R’s should be in the closing packet. This is provided by Onyx.  FYI:  On the Cobblestones site, the following documents are available:

The Offering Statement, Bylaws and Updated R&R’s.

  • A Homeowner expressed concern about lighting on Crittenden street outside of A1 and Cresheim behind G row.  People have been seen  parking and sitting.  There are no city lights on Cresheim.  Natasha suggests that we all call 311 to report concerns and need for lighting on both streets. .  Re A1, due to low light, a Solar light will not work effectively.  However, Natasha suggested using aSolar Pack to be attached to the chimney of A1.  This will be explored.
