OA Meeting 7/15/2025

Old Business

  • A review of the previous meetings discussion re Homeowners painting the stucco at their own expense.  They can but the color must be uniform.  Those wishing to do this must submit an ARC form in the Onyx portal. Note:The cost of  Stucco painting for A&B row front and back including the back of C row cost $11,000.  HOA painting will resume at a later  date.
  • The  tree on Crittenden street (outside of Mermaid Lot) has been evaluated by an arborist.  The report states that the health of the tree does not allow shaving of the roots. The contractor will review other estimates for resolution.  The raised areas have been noted with yellow paint by Natasha.

 

New business

  • A homeowner inquired about the lack of repairs to the fences.  Natasha explained that the fences are a cosmetic improvement.  Due to the expense of the recently replaced roofs($32,000),  The repair of the sidewalks is a priority because they are a safety risk and can affect insurance premiums. A plan is in place to complete all fences.  The new fences were painted to preserve the material.  A suggestion made to paint the new fences before replacement.  Currently the fences are $150/unit to be painted and installed by our maintenance man. Also, the amount of paint required for the fences is more than estimated. 
  • Trash pickup will resume this Friday .  A great thanks from the board to the homeowners for keeping our area clean during the strike.
  • E8 is in custody of the bank.  We will receive only 6 months of late condo fees(a per  the judgement).
  • H2:  The official Notice to Vacate has been placed on the door.  The Sheriff will execute the order. 
  • Storm damage update regarding parking lot drain:  It will cost $2400 to have the drain checked.  Currently the water rises to  just below the car door.
  • Note:  If your toilet drains slowly, put a request into the portal.The trap may be clogged. 

REMINDER:  Wipes are not flushable.  Grease and oil cannot be disposed of in any  drain including the outdoor property drains.

  • An increase in rental units is happening.  Having too many rental units in a condo community can affect the condo’s insurance rates. It can also affect the homeowners should they decide to refinance.
  • Gutter waterfall:  If you note a waterfall effect outside your doors or windows, put a request via the portal.
  • The board is dissatisfied with Gras’s services at this time.  They are saying Yes when spoken to and do not address requests.  The brush growing into the outside light (mentioned months ago), still is not addressed.  The request to resolve this is not a special request but regular maintenance
  • Full Disclosure:  A recent need to have 4 units trees and facia addressed, were paid by Natasha from her Venmo account.  Therefore, the HOA will reimburse her.
