IMPORTANT ANNOUNCEMENT:

Philadelphia – Earlier this year, the Parker Administration designated the Friday after Thanksgiving, November 29, 2024, as a City–observed holiday. As a result, City departments will be closed including the Department of Sanitation on this date. Therefore, there will be no trash and recycling collections on Thursday, November 28 and Friday, November 29. Collections will resume on Saturday, November 30, with Thursday’s materials collected on Saturday, November 30 and Friday’s materials collected on Sunday, December 1.

In support of Mayor Parker’s vision to make Philadelphia the safest, cleanest, and greenest big city in the nation, Sanitation Commissioner Crystal Jacobs Shipman reminds residents trash and recycling collections should be set out between 5 p.m. the night before collections and 7 a.m. the day of collections.

This is a reminder that your presence as a Member in Good Standing is requested
Wednesday, November 20, 2024 from 5:30PM-7PM at the Springfield Free Library in Wyndmoor. Papermill Road and Hawthorne Lane.
Among our regular agenda items, we will be discussing:
the recent crime wave,
trash and recycling,
strengthening our rules and enforcement,
mandatory parking audit,
resident survey release,
preparation for Winter months,
reading of the nominees for the December election,
the process for voting (including absentee voting as our election will be during holiday season,
and the release of the budget for FY2025. This is required by law and helps you plan your expenses for the upcoming year.
We will also be joined by Vicky and Zach of Onyx Management.
To anyone who is unable to attend, the budget will be hand delivered to units that are owner occupied and mailed to rental unit owners. It will also appear in the documents locker on the Onyx portal.

Greetings Cobblestones Neighbors,

In June of 2024, we received our 5th consecutive 6-month rate hike from Republic Services trash collection. This increased our monthly bill from $1377.13 to $1748.96. Combined with a history of poor customer service, and liquid garbage spilling weekly from defective trucks, leaving our lots stained, slippery, and smelly, The Board had no reason to believe another increase would not be applied in 2025 and for this reason. 

Our Secretary, Catherine Wester (E10) volunteered to search for an alternative; she found a well-hidden municipal program for Philadelphia condo owners like us. 

We have been updating members who attend the monthly meetings since we voted to apply for the program and now, I can announce that The Cobblestones at Chestnut Hill has received its confirmation letter and start date for municipal trash collection from the City of Philadelphia Department of Sanitation.

  • Our new regular day for weekly trash pickup will be FRIDAY. 
  • Start Date for Service is scheduled for Saturday November 16th, 2024. (Our first pickup is delayed by one day in observance of Veteran’s Day Monday November 11th.)
  • Trash should be put out for collection: 
    • (Daylight Standard) between 5 p.m. the night before collection day and 7 a.m. on collection day from October 1st to March 31st
    • (Daylight Savings) between 7 p.m. the night before collection day and 7 a.m. on collection day from April 1st to March 31st 
  • Recycling will be collected on the same day as regular trash. 

Important COBBLESTONES Information:
– Your designated area for your trash to be collected in the lot has not changed.
– Trash should be placed for pickup in containers/bins no larger than 32 gallons.

– Individual patio areas must still be kept clean and tidy

Fines will still be issued to units who violate the trash rules in our Covenants. These R&Rs can be viewed in the Onyx payment portal under “Documents.” 

If you are renting your unit, it is your responsibility to make sure this information is acknowledged by your tenants ASAP. 

While it may seem like an inconvenience, this new arrangement allows The Association to reallocate approximately $23,000, each year, towards things like janitorial services, building maintenance, roof replacements, and Reserve contributions starting in FY2025.
