LANDSCAPING:
We finally got our mowing and with every new contract, there is an adjustment period. Two of the selling points to Gräs is the inclusion of common area trimmed flowerbeds, Spring and Fall colors, and mulch.
We’re aware that some of you would prefer to maintain your own flowerbeds, under the living room and dining area windows. This is ok, but you must maintain it to the new standards set by Gräs, which includes matching mulch and weeding when necessary. I can distribute garden markers for anyone who would like their flowerbeds to be off limits to the landscapers for future visits. Please email me and I will drop-off.
Rocks, pebbles, and foreign objects in the grass can become projectiles. We already have one door fatality this season and wish to prevent future headaches for you. We ask that you take the step to protect your windows and doors by inspecting the grass around your home regularly. The culprit could even be chipped cement from the winter snow shovels. If you see anything that can break your windows, please remove it at once. The landscapers will only replace glass that they break.
I am working on finding a mason to assist in common area walkway repairs and our landscapers will be made aware, and will be asked to proceed with caution until the paths are fixed.
A feedback session will be on our April meeting’s agenda so we can work on improving the service provided.

CLEANUP:
Spring Cleanup will be held on Saturday Morning, April 27th from 8:30AM – 10:30AM.
The Association has made an appointment with 1-800-Got-Junk to be onsite to remove bulk trash so this is your opportunity to get rid of unwanted furniture, building materials, mattresses, carpet, and clothing. More information about the junk removal truck will be available soon.
Because we have a weekly janitorial/cleanup person, we’re hoping that neighbors will use this time to inspect and make repairs to windows, paint or repair doors, replace or repair outdoor lighting, groom personal flowerbeds and clean patio areas. Also, if your house is in tip-top shape, we ask that you reach out to our older neighbors, and see if you can lend a hand.
PAINTING BEGINS APRIL 22nd and continues through that week (weather permitting):
As we prepare to tackle our community wide exterior stucco painting, our contractor will be caulking holes and cracks created by cable tv / alarm / safety lighting.
This is a reminder to all: No one is permitted to install equipment or drill into the stucco without an ARC form and permission from the Board. Fines could apply to a unit if an inspection shows improper installations could cause water intrusion or stucco failure. Fines will be used by the Association to repair the damage. Work performed by Verizon and Comcast, are exempt from this requirement. Mailboxes are also an exception to the rule but we strongly suggest applying caulk into the drill holes before screwing into the stucco to create a solid moisture barrier.
A SUMMARY REMINDER ABOUT IMPORTANT PARKING LOT RULES
*Homeowners are entitled to a max total of two vehicles on the combined lots at a time.
Any unit with 3 cars on the lot is subject to fines.
*A visitor space is for guests and may not be utilized for more than 24 hours. If a visitor space is needed by a unit for more than 24 hours, owner or guest must find a different visitor spot to use. While swapping out on occasion is not forbidden, it can be seen as uncourteous to your neighbors who might need a visitor spot occasionally and any owner who monopolizes a visitor spot could be subject to fines.
*Units that are rented are prohibited from using any visitor spot. Guests and contractors for rental units are to park on the street unless temporary permission is granted by BOD.
*Branded vehicles or work trucks shall not be parked on-site overnight unless authorized by the BOD (common area work or maintenance)
*Vehicles, including motorbikes, are prohibited from riding on any grassy areas. We pay money for manicured turf and in addition to fines, anyone seen destroying turf with a vehicle will be responsible for the cost of repair.
*Double parking a vehicle in the lot behind other vehicles is prohibited at all times. Food and package quick deliveries are exempt.
*Playing/rough-housing is prohibited in all parking lots.

SPRING CLEAN-UP:
Saturday April 27th

This cleanup will be your opportunity to clear out the junk and have it hauled away by 1-800-Got-Junk.
The location of the junk drop-off has not been determined yet. If possible we will have two drop-off/pickup points with one in each lot.

Important to note:
1) Per our Bylaws, community activities including meetings and voting, require owner/members to be in good standing; current in his or her dues by the 12th of the month of activity, and have no outstanding violations. (see below)
2) Meeting Agenda will be announced one week prior to each meeting (by July 12 for the July 19th meeting)
3) Members in good standing should submit
items (link below) no later than July 11th, 5PM.
4) The Free Library of Springfield Township is a public building and there is ample parking and police barracks on site.
5) All attendees shall follow the rules of decorum and the meeting will be conducted following the standards of Robert’s Rules.
