Rules and Regulations
The following Amendments to the Rules and Regulations were approved at the Annual Meeting of the Homeowners Association on Saturday, November 26th, 2022
Amended:
Introductory statement was amended to reflect an increase in the fine amount from $25 to $50 and set a maximum monthly fine amount.
The following Rules and Regulations shall govern the use and operation of the units and common elements comprising the Cobblestones at Chestnut Hill.
The Rules and Regulations shall apply to all present and future owners, lessees and occupants of units, their agents, employees, visitors and guests.
Violations of these Rules and Regulations, may result in the Executive Board levying a fine of minimally, $50 (per violation) against the unit owner or tenant and/or taking corrective action in accordance with Article VI, Section 6.1, Subsection D of the By-laws. Fines will be levied at a rate of $50 per violation with a maximum monthly fine amount of $250. If the unit owner/tenant has been previously notified to correct the violation or if the gravity of the situation is such that it places other residents at risk, the Board retains the rights to impose fines for higher amounts. Any and all fines levied will be added to the unit owner’s monthly condominium association bill. Late and/or delinquent payments will be handled in accordance with the Executive Board’s collection policy.

Remove Section A. Association Membership and Participation, Subsection 3. which states:
3. Any unit owner who falls into the collection policy of the Executive Board Resolution #1 shall lose the right to use the Common Elements and amenities of the condominium, including, without limitation, parking spaces, trash removal, lawn care and snow removal, until all past due fees and assessments have been paid in full to the satisfaction of the Executive Board and the appointed Collection Attorney. Entering into a payment agreement will not negate nor restore use of any amenities until the amount owed is paid in full.

- Trash is picked up every Thursday.

Amend Section C. Trash, Subsection C.2 to:
1. All trash should be placed at curbside in trashcan no earlier than 5:00 PM of the night before the scheduled pick-up day.

Amend Section C. Trash, Subsection C.3 to:
2. Bulk trash should not be placed curbside for pickup with the regular trash.
3.Owner/tenants must make separate arrangements for bulk item removal. The cost for such removal is the responsibility of the unit owner/tenant.
