By now, you should be finding The Cobblestone’s latest newsletter in your door. The following is the additional message that was promised within the pamphlet regarding Summer fun and get-together planning…

As Summer is in full swing- The Board hopes for a fun and safe time for all when unit owners and Cobblestones’ members host get-togethers at their homes. At this time, we ask that all of our neighbors at The Cobblestones familiar themselves with the Bylaws and CCRs regarding parking, noise, and damage to common areas, particularly the following:

B. Fire and Safety:
Only natural gas barbecues have been approved for use on the third floor decks. The natural gas line must be installed by a licensed and insured plumber in accordance with State and Local building codes. Proof of installation and/or certification, along with the plumber’s name and license number, must be received by the Secretary of the Executive Board (UNIT F9) or appointed Management Company (ONYX) prior to the initial use of the device. Charcoal and propane grills are only approved for use on ground level. (Note from The Board: Please be mindful of the dried condition of our lawns and brush. Be sure to have water or a fire extinguisher nearby when grilling outside.)

D. Parking and Vehicles:
3. Parking is permitted in the parking areas only, within the lines, and shall not block any walkways, fire lanes, fire hydrants, or other vehicles.
6. No vehicles are allowed on the grass or walkway at any time. (Note from The Board: Exceptions have been made for work trucks only with prior notice and Board approval. Also, remember and please tell your guests that parking or stopping on Cresheim Valley Drive isn’t just a dangerous violation of our rules, but it’s also illegal.)
10. Unit owners/residents are encouraged to request their guests to park on the street and not on the lots.
13. Playing/rough-housing is prohibited in all parking lots

F. Noise:
2. No unit owner/resident or guest shall play an instrument or operate a television, stereo, or other radio in such a manner as to disturb other residents.
3. Parties shall be kept under control by unit residents at all times and should be held in such a manner as not to disturb other residents.
(Note from The Board: Per The Cobblestones’ Rules and Regulations on noise; outdoor parties and gatherings should wrap up by 8PM to not disturb neighbors)

Note from The Board: Something to consider: per The Cobblestones’ rules: Any and all damage costs to the common area will be charged to the homeowner/host.

The Cobblestones’ insurance carrier RECOMMENDS any homeowner, who is planning a party or get-together, to obtain a special event endorsement from the host/homeowner’s own HO 6 Policy to cover the event in case of Liability. These endorsements generally cost about $25 to $50 depending on the company and can cover up to $1,000,000.

Wednesday August 3rd

Bill Frusco Plumbing will be on site (scheduled between 8:30am and 9:30am) to jet the sewage lines for D, E, and F rows. This should take place once a year, to ensure a clean system. Remaining rows will be scheduled in the upcoming months. The work is being done on the rows from outside and entry to homes is not required. Thank you for your cooperation.


Fruits and Vegetable Plants Are Forbidden by Our CCRs

The Cobblestones Covenants, Conditions, and Rules (CCRs) are extremely clear about fruit and vegetable plants on the property, this includes common areas and limited common areas.

There are a number of reasons why; including infestation and public/health safety.

As a community, it’s our wish to keep deer and wildlife on the other side of Cresheim Valley Road.

If you currently have a fruit or vegetable plant at ground level, you’re in violation and could face a fine and expense if management is left to remove it.

Also: Refrain from feeding or leaving fruit peels or scraps on the lawns for wildlife. If you are observed doing so, your unit’s ledger could face a fine and expense if management is left to clean it up.


Oh Deer!!!

There have been a few sightings, some caught on video, of deer on our property. It should be noted that there are a number of flowers and plants that deer love to graze on, including Roses and Hydrangea. If you maintain a flower bed or potted plants and have experienced these flowers disappearing, I would strongly suggest looking at this list for suggestions for plants and flowers that deer do not like to eat. https://www.imustgarden.com/plants-deer-eat

Sharp’s Landscaping has not been instructed to cut potted plants or homeowner maintained flower beds in common areas.

Stucco/Algae Stains:  Stucco cleaning and stain removal is scheduled for Tuesday July 5th. This will be careful and mindful job and all precautions are being taken to ensure the life of our stucco. 7 to 8 units will be cleaned at first to be sure this procedure is right for our homes and we will make every attempt to alert homeowners of work, at least 12 hours in advance. Windows will need to be closed as the work is being done. Any house with open windows, will be skipped and rescheduled.

Lot Striping and Numbering : Starting in July, you might see me, joined by volunteers who are crafty with a paint brush, laying down lines and space IDs. Volunteerism has never been a stranger at The Cobblestones, from litter pick-up to gardening, and volunteerism is a great way to utilize the time and talents of those who have it to devote. It’s important to note a few things: Spots will be adjusted and organized to put cars back closer to the owner’s home, correcting any rearranging from the past.

We will not be using spray paint and we will be starting with spots that are not occupied in order to limit any chance of damage to autos. It will be a quick drying paint and monitored until dried. The project will happen over the course of a few fair weather days in July, eliminating the need and cost of towing remaining cars off the lot. This project will be fully documented with photos and video to eliminate any potential false claims, protecting the volunteers and our Association. More information will be distributed when this plan is finalized.

Stucco Part 2 : Surface cracks in the stucco will be assessed and repaired by professionals in the coming weeks (after the algae stain removal is complete.) We will make every attempt to alert homeowners of work, at least 24 hours in advance.

Fence Painting : We now have volunteers interested in painting the fences. This will be organized in the next few weeks.

Flashing, Fascia, Gutters : Repairs have already begun on some of the homes that have been overlooked due to budget issues. We are moving in a good direction, using vendors provided by Onyx.

C.1 – Storage

1. All refuse shall be deposited in tied plastic trash bags and placed in a covered trash can

2. All trash cans are to be stored behind the wood fence that is in front of each unit until the night before the scheduled trash pick-up day.

LANDSCAPING IS
PLANNED FOR EVERY MONDAY (WEATHER PERMITTING)

You are reminded to remove any and all personal belongings from the common area around your home that The Association is responsible for. This includes the property outside of your living room door and in most cases, the lawns in front of your fence and dining room window. If you have been planting and maintaining this area, you may continue to do so. Sharp’s will not interfere with your personal landscaping.

Refrain from using small rocks that can end up on your lawn.
If you see any rocks or stones, we ask that you pick them up and discard them right away.

Please remember: our rules and regulations strictly prohibit vegetables or other edibles plants anywhere within The Cobblestones Community. These plants will be removed at the owner’s expense and fines levied will be used for vermin extermination and prevention.
